Prices Are Holding Steady

The median sold price in Greater St. George came in at $500,000 — essentially flat compared to a year ago, when it was right around $502,000. We've bounced in this same range all year, so once again, for everyone waiting on a big price drop, it's just not happening here.

Values are stable. We're not seeing the rapid run-ups of a few years back, but we're not sliding either. For homeowners, steady equity is a good thing.

Homes Are Actually Selling Faster

Here's the number that surprised me in a good way: homes averaged 60 days on market in September, down from 73 days a year ago. So even with more homes to choose from, the well-priced ones are moving quicker than they were last fall.

That tells me buyers are still active and ready to move when a home is priced and presented right. It's not a slow market — it's a picky one.

What this means for sellers

Price it right and your home can move faster than it would have a year ago. The sale-to-list ratio is still strong at 98.5%, meaning sellers are landing within about a percent and a half of asking. Priced right wins; overpriced sits.

Buyers Have the Most Choices in a While

Active listings climbed to 1,422 — up about 10% from a year ago and the highest count we've seen all year. More inventory means buyers genuinely have options right now, and a little more room to be selective and negotiate.

The absorption rate — how many months it would take to sell through everything on the market at today's pace — ticked up to 4.96 months, compared to 4.63 a year ago. That keeps us in a healthy, balanced range while nudging ever so slightly toward the buyer's side. A good, fair market on both ends.

A Normal Fall Cooldown

Closings came in at 245 homes, down about 8% from last September, and pending sales softened too. That's partly the typical seasonal slowdown as we head into fall and the holidays — it happens most years. Demand is a little cooler than a year ago, but the homes that are selling are still getting strong prices and selling faster, which is what matters.

The Bottom Line

Greater St. George heading into October is stable and balanced. Prices are holding near $500K, inventory is up so buyers have the most to choose from all year, and the well-priced homes are actually selling faster than they were last fall. It's a healthy market for both sides — you just have to play it right.
