The community is still actively building, so if you're buying now you have access to new construction with builder incentives, but you'll also be living in a neighborhood that's still taking shape. That's something to factor in depending on your timeline and preferences.

The Honest Take
Long Valley Trails is a strong option for buyers who want a new home, solid amenities, and a community feel — without having to push their budget to the limit. The price-to-amenity ratio is one of the best in the St. George area right now.
The main tradeoff is that it's a large, still-developing community built by a volume builder. The homes are quality, but you're not getting the custom finishes or the boutique feel of some of the smaller developments around town. And as with any new community, there will be construction activity nearby for the next few years as more phases are completed.
If that doesn't bother you — and for a lot of buyers it doesn't — then Long Valley Trails is absolutely worth a serious look.
