What Is Divario?
Divario is a 730-acre master-planned community on the west side of St. George, tucked up against the canyons with views toward Snow Canyon and Pine Valley Mountain. If you've driven that side of town lately you've probably noticed it going in — it's a big project and it's moving fast.
What makes Divario different from most of the new communities around here is that it isn't just rows of houses. It's being built as a mixed-use community, which means homes, trails, parks, and commercial space all planned together from the start. The idea is that you can walk or bike to a lot of what you need instead of getting in the car for everything. We don't have many places in St. George built that way, so it stands out.
The other thing that jumps out to me is the land they set aside. More than 200 of those 730 acres are going toward open space, trails, and parks. That's a huge chunk, and it's a big part of why the community feels the way it does when you're out there.
Who is Divario best for?
People who want to be close to the canyons and the trails without giving up a newer home. If you ride, hike, or just want to walk out your door and be on a path in a couple minutes, this is one of the best-positioned communities in town for that. It also fits buyers who like having options — there are several builders and price points in one place.
Builders & Home Prices
One of the things I like about Divario is that you're not locked into a single builder. There are several building in the community, each with their own styles, floor plans, and price points. Here's roughly where things sit right now:
Henry Walker Homes
The lower entry point into the community. Their Valencia section is also where a lot of the resort-style amenities are going in.
Visionary Homes
Single-family homes starting just under $500K. Visionary is also bringing in Desert Zen, a luxury townhome section.
Carefree Homes
A wider range of single-family floor plans with room to move up in size and finish level.
Lennar — La Spazio
Larger homes, roughly 2,540–3,395 sq ft, with 4 to 6 bedrooms. Good fit for bigger families.
S&S Homes — Cascada
The higher end of the community for buyers who want more square footage and upgraded finishes.
So you've got a real spread here — townhomes in the $450s on one end and homes pushing toward a million on the other. That's part of what makes Divario worth a look no matter where your budget lands. Just keep in mind these numbers move around. Builders run incentives, sections sell out, and new phases open up, so the starting prices change. When you're actually shopping, get current numbers before you set your heart on a plan.
Trails, Parks & Amenities
This is where Divario really earns its spot on the map. The community connects straight into the Bear Claw Poppy trail system and Gap Wash Canyon, so you've got miles of mountain biking and hiking right off the streets. For the riders around here, that's a big deal — you don't have to load up and drive to a trailhead, you just go.
The 20-acre events center is the piece I'm most curious to watch. The plan is to use it as a hub for mountain biking events, which fits the whole personality of the place. Between that, the two parks, and the trail access, Divario is leaning hard into the outdoor side of St. George living — and honestly that's the part most people move here for in the first place.
Location & What's Nearby
Divario sits on the west end of St. George, which puts you close to the red rock and the canyons while still being a quick drive to the rest of town. Here's what you've got around you:
- Snow Canyon State Park — right there, one of the prettiest spots in all of southern Utah
- Bear Claw Poppy & Gap Wash trails — connected directly to the community
- Downtown St. George — about 10–15 minutes
- Costco, shopping & restaurants — close by on the west side
- Zion National Park — roughly an hour out
- St. George Regional Airport — about 20 minutes
The west side has been growing for a while now, and Divario is a big reason it's going to keep growing. If you want canyon views and trail access without driving across town for it, the location is hard to beat.
My Honest Take
I think Divario is one of the more interesting things being built in St. George right now, and not just because it's big. The mixed-use plan, the trail access, and the amount of open space they're keeping make it feel different from the standard subdivision. If you're someone who actually uses the outdoors, this community was kind of built for you.
The thing to be honest about is that it's still early. A master plan this size takes years to fill in, so if you buy now you're getting in ahead of a lot of the parks, trails, and commercial pieces actually being finished. For some people that's exciting — you're early and you'll watch it come together. For others, living next to ongoing construction for a while is a real downside. Neither answer is wrong, it just depends on you.
