What Is Desert Color?
Desert Color is a master-planned community in the southern end of St. George. It sits just off Exit 2 on Interstate 15 — about five minutes from the Arizona border and roughly 10 minutes from downtown St. George.
What sets it apart from every other neighborhood in the area is the centerpiece: a 2.5-acre crystal-clear lagoon that looks like it belongs in the Caribbean. Residents can swim, paddleboard, kayak, and relax on sandy beach areas right in their own neighborhood. It's genuinely unlike anything else in southern Utah.
Beyond the lagoon, Desert Color is a fully planned community — meaning it was designed from the ground up with walkability, parks, and amenities in mind rather than being built piecemeal over the years. It's still growing, with new phases and builders actively developing lots, so if you buy now you're getting into a community that will only improve over time.
Who is Desert Color best for?
Desert Color attracts a wide mix of buyers — families who want resort-style amenities, retirees looking for a low-maintenance lifestyle, investors buying vacation rentals near the lagoon, and remote workers who want something that feels like a permanent vacation. It's one of the few neighborhoods in St. George that genuinely appeals to all of those groups at once.
Home Options & Price Ranges
Desert Color has a variety of home types built by multiple builders, so there's a decent range of price points and styles depending on what you're looking for.
Townhomes
Attached homes, typically 2–3 bedrooms. Great entry point into the community with lower maintenance. Those near the lagoon are popular with investors for short-term rentals.
Single-Family Homes
Detached homes ranging from smaller builds to larger luxury options. Multiple builders and floor plans available. Many include private pools.
Custom & Luxury
Larger custom builds on premium lots, often backing up to open space. High-end finishes, larger square footage, and sometimes private pools.
It's worth noting that short-term rentals (Airbnb / VRBO) are only permitted in the section of Desert Color immediately surrounding the lagoon. South of the lagoon is entirely residential — no nightly rentals allowed. So if you're an investor specifically looking for a vacation rental, you'll want to make sure you're buying in the right zone. And if you're buying a primary residence and want to avoid being next to vacation rentals, the south side of the community is worth focusing on.
Most homes in Desert Color are newer construction — built within the last several years — so you're generally looking at modern finishes, open floor plans, and energy-efficient builds. Resale homes do come up from time to time as well.
Amenities
This is where Desert Color really separates itself from most other St. George neighborhoods. The amenity package here is genuinely impressive for a residential community.
The lagoon itself is the headline, and it earns it. The water is crystal clear and maintained year-round. During the summer months it becomes the social hub of the community — kids and adults are out there every day. Even in shoulder seasons, it's a beautiful place to walk around.
There is an HOA in Desert Color that covers the lagoon access and community amenities. HOA fees vary by home type, so make sure to factor that into your monthly budget when comparing Desert Color to other neighborhoods.
Location & What's Nearby
Desert Color sits at the very south end of St. George, right off I-15 Exit 2. The location has some real advantages — and one thing worth thinking through if you have a specific commute.
- Sand Hollow Reservoir — about 15 minutes away, one of the most popular boating and off-road destinations in southern Utah
- Sand Hollow Aquatic Center — a massive public water park and recreation center, about 10 minutes
- Snow Canyon State Park — 20 minutes, world-class hiking and red rock scenery
- Downtown St. George — about 10–12 minutes north on I-15
- St. George Regional Airport — approximately 15 minutes
- Zion National Park — about 45 minutes northeast
- Las Vegas — just under 2 hours south on I-15
The freeway access is one of the best things about Desert Color's location. Whether you're heading into town, out to the reservoir, or making a weekend run to Vegas, you're on the highway in two minutes.
The tradeoff is that you're a little further from the core of St. George — the shopping, restaurants, and hospital are mostly in the center of town. For most people it's a 10-minute drive and not a big deal. If you're doing daily errands without a car, you'd feel the distance more.
Is Desert Color Right For You?
Desert Color makes a lot of sense if you're looking for a newer home with resort-style amenities and you want a community that has a real sense of place. The lagoon alone makes it one of the most talked-about neighborhoods in the region.
It might not be the best fit if you're looking for a quieter, more established neighborhood with mature trees and no HOA, or if you want to be walking distance to restaurants and shops. There are other great areas in St. George that check those boxes better.
It's also one of the stronger areas in St. George for short-term rental investment if that's part of your thinking — the combination of the lagoon, proximity to national parks, and I-15 access makes it easy to attract visitors year-round.
